Whether you're buying your first home, or you're an old hand at house buying, our goal is to make the process as simple and effective for you as possible.

It is important for you to understand that there is NO COST TO YOU for our service of assisting you in finding the perfect home. We will act as buyer brokers in your interest alone in order to help you achieve the best price, terms and conditions possible and we will be paid through the Listing Broker.

When you deal with us, you can expect not only strict adherence to the provincial laws, but also adherence to a Code of Ethics and Standards of Business Practice. The Code and Standards are very important to you, because it assures you will receive the highest level of service, honesty and integrity.

A Little About the Buying Process

Step One is for us to listen to your needs, desires and alternatives. We'll have an informal, relaxed discussion about what it is you're looking for in a residential, commercial or industrial property.

Then we'll go to Step Two, which is evaluating your purchasing capacity, and determining the right kind of property for you. This is a pain free process! The reason we do this before we look at homes is that many times we can save you time, and eliminate properties that don't fit your purchasing parameters. In addition, by going through this pre-qualifying step, you'll be in a better negotiating posture when we do find the real estate property you are looking for. Knowing that you have been pre-approved for a mortgage will not only give you peace of mind but it can also protect you against interest rate increases.

In Step Three we'll actually go out and look at homes which we've selected together with the aid of state-of-the-art computer information. The purchase should be fun, not unlike the ultimate shopping trip, and should include everyone in your family if possible.

Because we take the time to listen carefully to your wants and needs in advance, finding the perfect home usually does not take as long as you might think.

In Step Four, once we've found the perfect home, we'll negotiate the purchase with the seller in order to obtain the best price, terms and conditions possible. Once we have an accepted agreement of Purchase and Sale, we will work hard to help you satisfy all conditions in order to make your agreement firm and binding.

There are many details involved in getting the sale closed, and it requires a great deal of communication with a lot of people. Our role during this step is to see that all these details are handled quickly and professionally on your behalf, making the entire home buying process complete.
