1. PRICE ANALYSIS: We guarantee to provide you with the most complete research and analysis of the property and the pricing trends affecting your home and we will assist you in determining the most effective listing process. We guarantee to update this information in the event of significant changes in local market conditions.

2.YOUR PROCEEDS FROM THE SALE: We guarantee to provide you with an estimate of the monies you will receive upon the sale of your home. We also guarantee to update that information upon the receipt of all written offers to purchase your home.

3. HOME FEATURES FLYER: We guarantee to design and distribute a special flyer explaining the features of your home to prospective buyers and to salespeople who work with buyers in your price range.

4.COOPERATIVE LISTING AGREEMENT: We guarantee to submit your listing data to other local offices who work in cooperation with our company in order to give your property maximum exposure.

5.FOR SALE SIGN: We guarantee to place a For Sale Sign on your property showing our telephone number so we will receive phone calls for buyer pre-qualification.

6.OPEN HOUSES: We guarantee to arrange open houses to help merchandise your home, when appropriate, and agreed to by you.

7.ADVERTISING: We guarantee to review with you our local advertising strategy and furnish advertising copy developed for your home.

8.QUALITY COMMUNICATION: We guarantee to keep you informed as to anything that is pertinent to you at all times and make ourselves available to you for questions continually throughout the listing period.

9.CORPORATE COVERAGE: We guarantee that our office will be staffed six (6) days each week (except major holidays), and that each of our salespeople will have updated and current information on your home continually.

10.MANAGEMENT AVAILABILITY: We guarantee that if for any reason you have a question or circumstance that you would like addressed by our Management Personnel, you will have satisfactory access and immediate transaction through closing.

11.PURCHASE OFFERS: We guarantee to present all "Offers to Purchase" to you and assist you in all negotiation. We also guarantee that once you have accepted an offer, that we will keep you informed during the entire transaction through closing.

12.RELOCATION ASSISTANCE: We guarantee to provide you information on our Relocation Services, which we will make available to you without cost or obligation, regardless of where you are moving.

OUR MARKETING GUARANTEE is part of your exclusive listing agreement with us, and should we fail to provide these services, you are entitled to terminate the listing. Written termination notice must state the reasons for the termination and agreed to by our office manager. You also agree to provide us with an opportunity to correct the situation within a 24-hour period following the termination notice.
