Step One is for us to sit down together and discuss the game plan. We'll set an appointment to have an informal, relaxed person-to-person discussion about setting a proper price on your house.
Step Two is evaluating the right marketing plan for reaching your goals. In today's Real Estate Market, it is a tremendous advantage to create a complete, individually tailored comprehensive marketing plan for every home. This plan should include establishing the right price, terms, marketing strategy, and time for results.
In Step Three we will actually get started with the marketing of your home. There are many things we do to find buyers, including:
1. Creating flyers that are customized to attract specific buyers to your home.
2. Our "For Sale" sign and lock box, if appropriate, will be placed on your property within 24hours after signing the listing.
3. We will prepare and distribute professional colour feature sheets on your home to specific real estate offices. Feature sheets will also be available to both agents and the general public visiting your home.
4. We will arrange to have an open house for agents as soon as your house is listed.
5. With your consent we will hold as many carefully orchestrated open houses as is required to properly expose your house to the general public.
6. We pride ourselves on COMMUNICATION TO THE CLIENT. It is essential to constantly update you with informative feedback about what agents and the general public think about your home. This will be done on a weekly basis.
7. What separates US from MOST REALTORS is that we have taken the time to develop an extensive marketing plan, which advertises your home on our page in every edition of "THE REAL ESTATE BOOK" which is the largest publication in NORTH AMERICA. We advertise in "THE RESALE HOMES" MAGAZINE twice a month, and various national or local newspapers where applicable. We distribute our personally designed flyer every 2 to 3 weeks to approximately 10,000 homes. Our personal WEB SITE including SUTTON GROUPS NATIONAL WEB SITE combined gives your home the maximum exposure it deserves in order to attract the potential buyer for your home.
In Step Four once we've found the perfect buyer, we are ready to negotiate the contract. With 17 years combined Real Estate experience and a further 14 years experience in contract negotiations with the public, your best interests are well looked after.
When we have reached an agreement that is acceptable to both you and the purchaser, we can go to Step Five where the actual transfer of ownership of the home to the buyer takes place, and you get your money.
There are many details involved in getting the sale closed and it requires a great deal of communication with a lot of people. Our role during this step is to see that all these details are handled quickly and professionally on your behalf, making the entire home selling process complete.
